Warehouse Description

A new warehouse is under construction at 8109 East Pecos Road, featuring large bay overhead doors (12 x 14). The warehouse is expected to be completed in the beginning of Q4 2022.

The warehouse is constructed with a steel frame and concrete tilt-up walls. It has a clear height of 32 feet and column spacing of 50 feet x 50 feet. There are 12 dock doors (10 standard and 2 oversized) and 4 drive-in doors. The entire building has grade level loading.

The office space within the warehouse is 2,500 square feet and includes an open floor plan with private offices and a conference room. There are also restrooms, a break room, and a kitchen.

The warehouse is situated on 10.5 fenced and secured acres. It has ample parking for trucks and cars, as well as easy access to major highways. There is also a railroad spur available on-site.

The warehouse is equipped with an ESFR sprinkler system, LED lighting, high-efficiency HVAC, and heavy-duty flooring. There are also truck courts with ample turning radius and a cross-dock configuration for efficient flow of goods.

The utilities include three-phase electrical service, natural gas, water, and sewer. The building is LEED Silver Certified, ESFR Rated, and OSHA Compliant. It is zoned Industrial (I-2).
