The structural integrity of these warehouses is evident in their pre-engineered metal frame construction, reinforced 6-inch thick concrete floors, and sturdy 50-foot column spacing. Bay spacing of 30 feet allows for efficient organization of storage areas.
Loading and unloading operations are facilitated by six overhead grade-level loading docks, three drive-in ramps, and truck courts on three sides, ensuring seamless access and ample parking for tractor-trailers.
Inside the warehouses, an open floor plan with high-bay lighting ensures optimal visibility. Safety features include a wet sprinkler system, three-phase electrical service (400 amps), and gas-fired unit heaters.
Externally, the warehouses are surrounded by a fenced and secured perimeter, landscaped with trees and shrubs, and illuminated by ample lighting for nighttime operations.
Additional amenities include an office and break room, restrooms with showers, a compressed air system, fire hydrants and suppression system, dock levelers, and seals.
Security is paramount, with a gated entrance controlled by keycard access, motion-activated security cameras, and round-the-clock on-site security monitoring.
Industrial (M-1) zoning permits a wide range of warehouse and distribution activities within the complex. Utilities such as electricity, natural gas, water, and sewer are readily available through local service providers.
